What is HostGenius?

HostGenius is a private, invitation-only network of independent vacation rental operators and short-term rental management companies. Members share operating benchmarks, a vetted peer network of vacation rental CEOs, fractional VPs of Revenue, Operations, and Homeowner Growth, and collective buying power on key software and vendors. It is not a franchise, not a course, and not a group chat.

Who is HostGenius for?

HostGenius is built for operators who already run a real vacation rental management operation, want to grow but refuse to franchise, care about margin as much as revenue, and want a company that can run without them. To join, you already have to be a strong vacation rental manager.

Who is HostGenius NOT for?

HostGenius is not built for hobby hosts, underperforming managers looking for a course to fix the basics, anyone unwilling to be measured, or anyone who still thinks property management is rocket science. Membership is selective for a reason.

Is HostGenius a vacation rental management franchise?

What metrics does HostGenius track?

Fifteen operating metrics that drive a vacation rental management company: owner leads, owner conversion rate, owner retention, revenue per unit, RevPAR, ADR, occupancy, gross margin, payroll as percent of revenue, OPEX as percent of revenue, units per employee, time to onboard a new unit, ops failure rate, response time, and cost per lead.

What are fractional VPs?

Fractional VPs are senior operators who have already scaled the same function in their own companies and serve part-time across HostGenius members. The current bench covers VP of Revenue (pricing, channels, ADR), VP of Operations (turnovers, vendors, ops failure rate), and VP of Homeowner Growth (acquisition, conversion, retention). They review your numbers and push you toward clear targets.

Where is HostGenius based and which markets does it cover?

HostGenius is online-first. Member operators are based across the United States and Canada and run portfolios in urban, coastal, and mountain markets, including Scottsdale, the Smoky Mountains, Destin, Park City, Nashville, Asheville, San Diego, Gulf Shores, Lake Tahoe, Joshua Tree, the Outer Banks, Hilton Head, Sedona, Breckenridge, Blue Ridge, Palm Springs, Daytona Beach, Washington DC, Charleston, Boothbay, Sonoma, Chicago, and Atlanta. Markets are diversified deliberately so member operators rarely compete with each other directly.

How is HostGenius different from VRMA or a vacation rental conference?

VRMA is an open industry association serving the whole vacation rental sector — owners, vendors, software, and managers — through education, certification, and conferences. HostGenius is the opposite: a small, application-only, peer-only working network of operators, with shared dashboards, fractional executives, and pooled buying power. The two are complementary, not competing.

How is HostGenius different from a mastermind like STR Legends?

Who founded HostGenius?

HostGenius was founded by Charles Mullany, a property manager who scaled and exited his own vacation rental management company. The network grew out of the founder's belief that independent operators succeed faster together, while staying boutique, than they ever do alone.
